Market Update
So far in 2011, the real estate market looks somewhat similar to the market in 2010. Through the end of October, the number of sales of homes, condos/townhomes and single family lots in the city of Steamboat Springs was up over 10% from 2010 to 322 closings. But the actual dollar value of these transactions was down by 13% to $182 million.
A trend that is continuing and consistent with the prior years, is that actual sales prices is a high percentage of asking price. In the last year, single family homes and condos/townhomes reflected actual sales prices greater than 90% of the asking price. The residential property market is not seeing deep discounts from the final asking price. On single family lots that trend has changed. For 2011, the final sales have averaged only 78% of asking price. So this market is accepting discounts from the final asking price.
